Have You Ever Thought of Having Your Own Radio Show?

Imagine being able to share your knowledge, skills, talents and opinions with the world. Sound like something you’re interested in?

In 2010 at an event called Nashville PodCamp we met Cliff Ravenscraft. He is the Podcast Answerman. Within a few weeks of meeting Cliff-ConnieandSheilaTalk.com was a reality. Cliff helped us record our very first podcast and push it to iTunes all in the same day. Click her to hear an interview with Cliff 1 year later. It’s our 50th episode.

Lots of people ask us if we make money doing the podcast. They ask how we got started, and what equipment we use. Here are two things we want to share with you.

Your Time Is Valuable

First, don’t waste a lot of time trying to figure out how to start a podcast. Monday, March 4th is the first day of Podcasting A-Z. When we began working with Cliff this course was not available, but had it been – we would have taken advantage of it and Cliff’s knowledge. Too many people waste time trying to learn it all on their own. Your time is valuable, make the most of it by hiring a teacher, a coach-who eventually will become your friend. This online course lasts for (4) weeks and the final day of the course is March 29th. We recorded our first podcast on March 30, 2010. Imagine having your first podcast on iTunes as early as March 30th. You can and will if you give yourself this educational gift. This One Deal Will Make Us $222,500

Second, here’s a story answering the question, “Can you make money podcasting?” At the end of our first year of ConnieandSheilaTalk we had the opportunity to buy (5) condos in Nashville. The fair market value was $85,000 each, but using our method of calculations we could only pay $65,000 each. We didn’t know the seller but was introduced by a colleague. The seller’s price was $80,000 each and when we offered $65,000 each he declined. He was a great guy and we enjoyed meeting him, we told him a little about our business and our podcast. A few days later we approached him with another proposal. We offered to pay his price of $80,000 for each condo if he would carry the note ($80,000 x 5 = $400,000) and give us a principal only loan for (5) years. He said he had listened to several episodes of our podcast and felt like he knew us, and then he agreed to basically lend us $400,000 at zero interest. In five years (2015) the principal balance on each condo will be $59,000 each. At just a 2% appreciation rate per year, in five years the condos will be worth an estimated $93,900. When we go to the bank to get the loan to cash out the seller, the condos will be at a 63% LTV (loan-to-value) making it very easy to get a loan. From the tenant’s rent payment we pay the seller and get to keep $800 per month. Figuring all five years (60 months) we will have made $48,000 in cash flow from rents, $105,000 in principal reduction on the loan, and nearly $70,000 in equity. You could say this one deal will make us $222,500 plus the ownership of (5) condos. Click here to hear an episode where we talk about this deal.

What You May Not Realize

It’s September and many students have returned to college or are headed to college for the first time.  Some will live in dorms and but many will live off campus in apartments or share a house with a friend.

It is an exciting time for college students as they experience life away from Mom and Dad, move into adult roles and begin to make decisions that will affect the rest of their lives.

If you find yourself in this position whether you are the student or parent, read on.

There are many things needed in order to have a successful college experience and one is to be prepared for the unexpected.  An area often over looked: Renter’s Insurance.

Really?  Yes, you may be astonished by the outcome of the following story.

December 31, 2009 we experienced our first rental home fire.  It was New Year’s Eve and our tenant was entertaining friends and family.  A fire broke out in the middle of the house and spread quickly.  Within minutes, the house was engulfed in fire and smoke.

Thankfully, everyone made it out safely but our tenant’s possessions were lost and the house suffered $72,000 in damages related to fire, smoke & water.

The local Fire Marshall and our insurance company’s private investigator both came to the same conclusion: The fire had started in a bedroom, on the bed.  More than likely by a match or cigarette.

Of course our insurance covered all of the damages and we were able to re-build the house and make it a better home.  We were covered.  Our tenant was not.

You may be surprised by what happened to our tenant.

The fault of the fire was due to someone in the house that was careless with a cigarette or match.  Our tenant lost everything they owned and did not have renter’s insurance to cover the replacement costs of their personal possessions.  In addition, the tenant was liable for all damages to the home.  Yes, you read that correctly!  The insurance company successfully sued our tenant for all damages to the house, which totaled: $72,000.00.

Even though an incident that causes property damage is purely accidental, insurance companies “go after” the guilty or negligent party and settle the matter in courts of law.

Of course our tenant did not have $72,000.00, so the amount was attached to them via a judgment and an agreed upon monthly payment was scheduled.  Sadly, this judgment may follow them for the rest of their life, affecting both their credit history and their ability to rent or buy a home, in the future.

What impact could Renter’s Insurance have played in this disaster?

Renter’s Insurance can help in several areas but the two most important are:

1) Covers personal property and replacement due to theft, burglaries, fires, etc…

2) Covers property damage due to personal negligence.

If our tenant had renters insurance at the time of the fire they would have been able to replace all of their personal items lost to the fire and the property damage would have been covered.

Typical policies offer:

  • $20,000 to $30,000 for personal property loss
  • $100,000 liability coverage, for property loss

Prices vary but are affected by credit score and can be purchased for as low as $12 per month.

College years should be a time for learning, growing and building lasting friendships. Make sure the experience is not marred by something that can easily be covered.

We found our “love” when we began real estate investing. In the beginning we “worked” 7 days a week on our RE Investing business, but we didn’t think of it as work because we enjoyed it so much. We immersed ourselves in learning all aspects of RE Investing.

But with all good things, there are obstacles too.  Today we share some of our most recent challenges and how we dealt with each one.  Even if you are not a real estate investor, we think you will find the information helpful.

 We want to thank each of you for being a loyal listener of our podcast.  We appreciate you very much! For the first 100 episodes of “Connie and Sheila Talk” our goal was to produce and publish high quality, content rich episodes each week. We did this for over hundred episodes and now we are changing things up a bit.

We discovered the best way for us to learn about a topic is to write about it. Since the real estate market is picking up we want to be ready for the up-trend.  To do this, we must prepare and learn as much as we can because it will be a brand new market with brand new rules and brand new players.

As we learn more, we will share what we learn through our podcasts and blogging and we are still committed to producing/publishing high quality content.  So what’s changing?

We might blog more than podcast and we might not produce content on a weekly basis.  However, please understand, our goal is to share good & relevant material to benefit you, our listener. If you are not an investor don’t go away. Just like our tagline says – we talk about Real Life and Real Fun stuff too, and that won’t change!

In 2007, Gabriel lived here and went to high school and since his first visit he has graduated high school and is now in medical school in Brazil.

He is here visiting Nashville, Chattanooga and New York City and we are thrilled he agreed to let us interview him for our show.  We know you will enjoy him because he is one of the coolest people we have ever met!

This is our 100th episode!  In April of 2010 we recorded our very 1st podcast with the help of Cliff Ravenscraft.  Cliff is the authority on podcasting and is the Podcast Answerman!  Cliff traveled to Nashville and in 1 full day he had our show up and on iTunes.  We are forever grateful to him.

Since then we have produced 100 episodes and while the main topic usually centers on real estate investing, we have found a way to bring in other topics that relate to sound business practices and personal development.

Segment 3   Heart Topic: Enjoy the Drive

Most of you may remember the great Pixar movie: “CARS”.   It’s about a hot-shot race-car named Lightning McQueen who gets waylaid in Radiator Springs, where he finds the true meaning of life, family & friendship.

We’ve never seen this movie…but are committed to watching it very soon after catching 10 minutes of it and hearing these lines:

Sally (The Porsche): Forty years ago, that interstate down there didn’t exist.
Lightning McQueen (The Race Car): Really?
Sally: Yeah. Back then, cars came across the country a whole different way.
Lightning McQueen: How do you mean?
Sally: Well, the road didn’t cut through the land like that interstate. It moved with the land, it rose, it fell, it curved. Cars didn’t drive on it to make great time. They drove on it to have a great time.

This weekend interstate construction forced us to take a two-lane highway to reach our destination.  At first this brought on some frustrating thoughts:

  • We had a timed event to get to
  • The trip would take longer
  • The trip required more planning

However, once we considered it, we became excited because we hadn’t traveled this highway in many years.  We knew it would be a beautiful drive with many scenic views.  So we decided to forget about making great time and instead have a great time!

 

Our question this week is:  How long has it been since you enjoyed a simple ride through the countryside? Today, slow down and take the scenic route.

Segment 2    Left to Tell: Discovering God Amidst the Rwandan Holocaust

This weekend we were privileged to hear Immaculee Ilibagiza speak.  She was invited to speak at the Christian Scholar’s Conference, held at David Lipscomb University and to share the details of the horrific 1994 Rwandan Holocaust and her personal story of survival and journey of forgiveness.

In her memoir, Left to Tell: Discovering God Admidst the Rwandan Holocaust, Immaculee shares how in just over 90 days, 1 million people were brutally slaughtered in her country and the death count included her mother, father, 2 brothers, grandparents, aunts, uncles, cousins and neighbors.

She outlines in brutal honesty how she felt abandoned by God for a time and how she wanted revenge on those who had committed these heinous crimes.

But as she said this weekend: “I have seen hatred and I have seen love.  And love is more powerful.”

With God’s help, Immaculee truly came to know the complete understanding to the word: Forgiveness.

 As many of you know, we took a 6 week hiatus from Connie and Sheila Talk because  March and April were especially busy for our real estate business and also Connie’s book: THiNKing Consciously Rocks!, was released.  We decided to put the show on “hold” until we could catch our breath…and today is the day we return!  It’s great to be back behind the mic!

We’d like to share our latest MLS listing with everyone because it is lovely and full of 100 plus years of Nashville history!

Here’s just a bit of what we discuss today:

  • The home is 5,884 sq. ft / 4 Bdrms / 4 Baths / $699,900
  • Tax records show the home was built in 1899 and folklore says that local jeweler, B. H. Stief was the one who had it built.
  • The home survived the great Nashville fire of 1916,  1970’s Urban Flight and the 1998 Nashville Tornado
  • Many originals: 12 ft ceilings, 10 ft pocket doors, Oak Hardwoods, Gated Wine Room, Carriage House, 5 fireplaces, Egg & Dart Molding, last original stain glass window in a residence and many more originals!

In addition, we share a Seller’s Checklist for those who wish to sell their homes.

 

Segment 3    Heart Topic: Take Care of Your Time

 Quick question for everyone: How to you begin your day?  When your eyes open what is the 1st thing you do?

We did a little research and found a study from May 2011, which reveals that 1/3 of all cell phone users reach for their phones 1st thing in the morning.

Just 3 months later, another study revealed 45% reach for their cell phones 1st thing in the morning.  Staggering to think what the number would be today….1 year later.

Another study shows % of people with Smart Phones use their phones while:

  • Waiting in line- 59%
  • Eating- 48%
  • Shopping- 44%
  • Socializing/Entertaining- 40%
  • Using the bathroom- 39%
  • Cooking or other Household Chores- 27%

Mel Robbins, author of: Stop Saying You’re Fine, recently wrote an article in SUCCESS Magazine about this topic: “If your 1st act is to check for texts or emails, then someone else sets your priorities before you’ve had breakfast.  And those emails seek your time, attention, help and brain space.  You start your day being reactive to other people rather than being proactive about your goals.  You have surrendered control….”

Armed with these startling statistics & information, we decided to conduct a test regarding cell phones and time.  We think you will be amazed!
